Each month the IAACU Small Business Team aims to provide you with insights into current trends in commercial real estate market rates, which are influenced by movements in the U.S. Treasury yield.

Understanding the Interest Rate Environment: August 2026

Interest rates remained a key topic for businesses and consumers throughout August as Treasury yields continued to move higher. One of the most closely watched benchmarks, the 5-Year U.S. Treasury yield, averaged approximately 4.38% during August, up slightly from July and significantly above levels seen a year ago. Because Treasury yields serve as the foundation for many consumer, mortgage, and business borrowing rates, their movement provides valuable insight into overall financing costs across the economy.

Higher interest rates can also create both challenges and opportunities. Borrowers often face increased financing costs, while savers may benefit from improved yields on deposit and investment products. In addition, elevated rates encourage businesses to evaluate projects more carefully and focus on investments that deliver measurable returns. Understanding the relationship between Treasury yields, inflation, and borrowing costs can help business owners make more informed decisions regarding expansion plans, equipment purchases, and refinancing opportunities.

From a commercial real estate perspective, financing conditions remain favorable for well-qualified borrowers despite the continued higher interest rate environment. Businesses pursuing real estate acquisitions, expansions, or refinancing opportunities should continue to evaluate how higher debt service costs impact overall project returns. However, the relatively orderly movement in rates has provided greater visibility into financing costs, allowing borrowers to make more informed long-term planning decisions.
